The project
A Historic Estate with a Defined Development Vision
Mas El Regalo is being developed with the ambition of transforming a historic estate into a distinctive retreat and hospitality destination.
The project combines the restoration of an established property with the development of a future operating concept, creating a single asset-led development proposition.
Project overview
The project in brief

- Ibi, Alicante
- Existing built area
- ≈ 1,500 m²

- Estate and operation
Indicative only. Buildings and land figures are subject to verification by survey. The target exit window depends on completion, market conditions and the transaction process. The planned exit strategy is the sale of the completed real estate together with the operating business, subject to the final structure and market conditions.
The case
Why this estate
Scarce asset
Large, unspoilt rural property in the interior of Alicante is limited, and increasingly either derelict or over-developed.
Buildings already standing
Around 1,500 m² of existing structure reduces the need for new construction and for planning risk.
Land that produces
Olive, almond and woodland give the estate its own product and its own story, rather than a purely hospitality-led case.
A defined programme
Five phases over roughly 24 months, with the retreat concept already set out and costed phase by phase.
Two routes to value
The retreat operation on one side, and the completed, restored estate as a property asset on the other.
A market that values authenticity
Demand for genuine heritage and nature-based stays continues to outgrow supply in this part of Spain.

Investment information
Structure, costs and assumptions
Indicative target return
≈ 60%
Over roughly 24 months from acquisition, around 30% a year. Allowing for a six-month overrun, the same target works out at approximately 60% over 30 months.
Detailed information about the proposed investment structure, funding requirements, costs, risks, target returns and exit assumptions will be provided separately in the applicable investment documentation.
All project timelines and exit assumptions are indicative and may change. An exit is not guaranteed, and the value of the investment may fall as well as rise.
